Job Description
The Director of Capital Markets will lead the strategy, execution, and management of all capital raising and financing activities across LV Collective’s growing portfolio. This role is responsible for cultivating investor relationships, structuring equity and debt, and driving capital strategy across development, acquisitions, and recapitalizations.
This person will sit at the intersection of finance, development, and leadership, translating complex capital structures into clear, actionable strategies that fuel the company’s continued growth.
Equity Capital Formation and Coordination
- Collaborate with executive team and lead equity capital raising efforts for development and acquisition

- opportunities, including LP & GP Equity.

- Maintain weekly Capital Markets agenda and coordinate with Debt team on priority updates and discussion

- points.

- Build, manage, and expand relationships with institutional investors, family offices, private equity firms, high-

- net-worth investors, and strategic capital partners.

- Serve as the primary point of contact for equity partners throughout the full lifecycle of an investment
-
- opportunity. This includes underwriting through exit.

- Coordinate and oversee investor communications, including presentations, portfolio reviews, market updates,
-
- and new opportunity memorandums.

Transaction Structuring & Execution
- Structure equity investments to align investor requirements with LV Collective’s return objectives, risk profile, and
-
- long-term strategy.

- Partner with acquisitions and development teams to evaluate capital stack options, promote structures,
-
- waterfalls, and joint venture returns.

- Negotiate JV agreements, operating agreements, and partnership terms in collaboration with legal counsel.

- Manage equity closing processes and ensure seamless execution alongside debt financing and internal
-
- stakeholders.

Development & Acquisition Collaboration
- Collaborate with acquisitions and development teams to assess deal feasibility, returns, and capital requirements

- for new opportunities.

- Structure equity investments to align investor requirements with LV Collective’s return objectives, risk profile, and

- long-term strategy.

- Assist in shaping deal strategy, hold periods, exit assumptions, and return scenarios to optimize capital partner

- alignment.

GP-Level Capital & Strategic Partnerships
- Source and structure GP co-investment and programmatic capital to support platform growth.

- Identify and execute strategic partnerships that enhance LV Collective’s ability to scale development and

- acquisitions.

- Support firm-level capital initiatives, including discretionary vehicles, programmatic joint ventures, and repeat-
-
- investor structures.

Market Intelligence & Strategy
- Monitor capital markets trends, investor sentiment, and competitive landscape within student housing and
-
- multifamily sectors.

- Advise senior leadership on capital strategy, portfolio diversification, and risk management considerations.

- Contribute to long-term growth planning and institutionalization of the capital markets function.

Internal Leadership & Collaboration
- Work cross-functionally with acquisitions, development, construction, asset management, and finance teams.

- Help refine internal processes related to underwriting assumptions, investor reporting, and capital planning.

- Mentor junior team members and support the development of scalable capital markets infrastructure.

- Additional objectives and responsibilities as assigned, or as the company’s needs change.

- Proven track record of successfully sourcing and closing complex equity and debt transactions across multiple deal types

- Deep understanding of real estate capital structures, including joint venture equity, preferred equity, and senior/mezzanine debt

- Strong existing network of capital partners, including institutional investors, family offices, and lenders
-
- Advanced financial modeling and underwriting skills, with the ability to independently evaluate and structure deals

- Experience leading negotiations and managing transactions from initial sourcing through closing
-
- Ability to translate complex financial concepts into clear, compelling narratives for both internal and external stakeholders

- Strong communication and presentation skills, with experience developing investor materials and leading discussions
-
- High level of ownership and accountability; able to operate independently while aligning with broader company strategy

- Proven ability to work cross-functionally with development, acquisitions, and asset management teams

- Strong market awareness and ability to adapt strategies based on shifting capital markets conditions
