A DAY IN THE LIFE OF
We are looking for a high-energy, entrepreneurial, and people-first Business Development Executive to act as a growth engine for our coworking community. This isn’t just a sales role; it is a strategic position responsible for the pulse of our revenue across our locations.
Reporting to the Director of Workspace, you will be the glue between our Location Managers and our growth targets, ensuring we don’t just meet our occupancy goals—we redefine them. You’ll serve as a brand ambassador, a market strategist, and a sales mentor to our community teams.
ROLE AND RESPONSIBILITIES
Sales Leadership & Execution
- Drive Occupancy: Achieve quarterly and annual revenue targets across all sites, exceeding individual and collective targets.

- Pipeline Management: Proactively identify, nurture, and convert a robust pipeline of high-value members for long-term growth.

- Rapid Response: Oversee lead management, ensuring a 20-30-minute response time for all inquiries during operating hours.

- Tour Excellence: Lead tours for large-scale private office leads and key accounts.

- Member Retention: Maintain a good relationship with members to ensure retainment of their memberships.

Strategic Oversight
- Market Intelligence: Leverage Market Intelligence to strategically influence local pricing and product development decisions specific to the Melbourne market.

- Revenue Optimisation: Audit and refine discounting structures, pricing strategies, and renewal proposals to maximise revenue.

- Network Synergy: Facilitate lead-sharing and cross-location referrals to ensure no opportunity is lost within our ecosystem.

Team & Operations
- Training & Mentorship: Partner with the People Team to train Community Associates on sales best practices, driving performance management and successful lead conversion techniques..

- Data Integrity: Maintain flawless records and sales trackers, providing accurate weekly/monthly data to the executive team.

- Partnership Management: Build and manage high-impact relationships with brokers, overseeing the end-to-end payment and referral process

- A degree holder, Masters or MBA would be an advantage.

- 2+ years of experience in a sales or business development capacity - startup, coworking or related experience would be an advantage.

- Deep knowledge of the local real estate and business landscape.

- Experienced in collaborating with internal and external stakeholders alongside managing a small team.

- Proven ability to manage financial forecasts, analyze revenue performance, and directly impact the P&L for a multi-site portfolio.

- Possess an international background and prior work experience with a diverse team.

- Exceptional executive presence and communication skills, capable of leading negotiations.
